Updated 6 November 2026 · By the Soft Wash team

Short answer: In 2026, soft washing the rendered walls of a typical UK semi-detached or terraced house usually costs £300 to £600, and a detached house £600 to £1,100. Roof soft washing is usually £400 to £1,000 depending on size and access, and per square metre rates are typically £4 to £8.

Typical prices

JobTypical UK price (2026)
Soft wash per m²£4 to £8
Render or walls, terraced or semi-detached house£300 to £600
Render or walls, detached house£600 to £1,100
Roof soft wash, semi-detached house£400 to £800
Roof soft wash, detached house£600 to £1,000 or more
Fascias, soffits and gutters (outside)£100 to £300
Garden walls, fences or outbuildings£100 to £400

These are typical guide prices. Your actual price depends on the size of the area, the height and access, how heavy the growth is, the type of surface and where in the UK the property is.

What affects the price

  • Total surface area and number of elevations
  • Height, and whether scaffolding, a tower or a cherry picker is needed
  • How heavy the algae, mould or lichen growth is
  • The surface, as some render and stone needs gentler, slower treatment
  • Access to the back and sides of the property
  • Combining several surfaces in one visit, which usually lowers the overall cost

Is soft washing cheaper than re-rendering or repainting?

By a long way. Cleaning a rendered house usually costs a fraction of repainting it, and a small fraction of re-rendering. If the render is sound and only stained, soft washing is almost always the first thing to try.

How to get an accurate price

Send photos of each side of the property, the type of surface and roughly how tall the building is. That is enough for a fixed price in most cases.
